Beech Hill

The Beech Hill development offers good quality, affordable homes within walking distance of the town centre.

This is a key scheme in the Calderdale Together Housing Investment Partnership. It was established in 2017 between Together Housing Group and the Council to help address the housing crisis. It will be 500-650 affordable, shared ownership and 'for sale' homes across Calderdale over five years (2018-23).

The regeneration of Beech Hill will offer good quality, affordable homes within walking distance of the town centre. This is to meet the needs of the population. It will give more choice through the wider housing market by freeing up other homes. The transformation, which has helped to safeguard and create jobs, is also expected to stimulate further investment in the area. The regeneration is in two phases:

  • Phase 1. The former tower block and Stannary Depot site which is currently been developed to make way for 106 new affordable homes.
  • Phase 2. Existing 70 low rise houses will undergo a full repair and improvement programme.

Phase 1

The project got £2.197 million from the Leeds City Region Enterprise Partnership (LEP). Delivered in partnership with the West Yorkshire Combined Authority, through the Leeds City Region Growth Deal. (A £1 billion package of Government investment to accelerate growth and create jobs across Leeds City Region.)

This a new build development of 106 two, three, four and five-bedroom family homes. These replace three blocks of high-rise flats, nine garages and a former Calderdale Council highways depot. Planning permission was granted in September 2020 and work started in January 2021. The scheme is likely to be completed by early 2024. All properties will be for affordable rent via Together Housing Group and will be available on .Keychoice, a 'Choice Based Lettings' scheme.

Phase 2

The new build development is part of a wider regeneration masterplan for the estate. This will also see a full repair and improvement package made to the 70 properties.

Investment was from a number of funding streams, that include:

  • the Government’s Getting Building Fund via the Combined Authority;
  • Estate Regeneration Fund;
  • Together Housing;
  • the Council;
  • and from private landlords.

It includes a range of work that will make the homes warmer, healthier and cheaper to heat. It will also improve the streetscape of the area and reduce carbon emissions.

Work was completed early 2023.
